Happy B-day, buddy! Amanda and I miss you guys a ton. And, congrats on the house! It is such a fun journey, as we both now know, to buy up a short sale and put your own love (and blood, and sweat) into fixing it up and making it yours. I hope it all goes well! You can ask me for advice, I only got shocked with 220 volt 3 different times in 2 months of house projects, so I can tell you what wire NOT to touch. :)
